The subject investment opportunity is a new construction Corporate McDonald's, to be completed in August of this year.
McDonald's entered into a lease in July, 2012, with a scheduled open in August of 2013. The lease will run for 15 years
from the open of business, with rent at business open. Rent is fixed for the first five years, increasing at the start of every
sixth year by 10% of the previous years rent. Rent will increase by 10% at the start of each option period as well. The
property will be subject to seven, 5-Year automatic renewal options, extending the possible term to 50 years.
This McDonald's is located on East Brazell Street, between Northwest Main Street and Lee Street, in Reidsville, Georgia.
This McDonald's shares the lot with a new Dollar General, which is also presently under construction and scheduled to
open by midyear. As can be seen on the accompanying Site Plan, McDonald's has direct access from East Brazell with
separate ingress and egress.
